Senior Property Manager

Director of Coop / Condo Operations,

Salary: 100k-120k per year
Bonuses, FT Benefits, Stability,etc.
Must be willing to travel within 5 boroughs and be on call 24/7.

Job Purpose:
Manages all aspects of the Coop/Condo Operations for property management company including leadership to the Coop/Condo Operations team.

Functions of the Job:
Supervise four cooperative managers, and three support staff, and share in supervision of five property managers who are servicing 38 Boards of Directors at sponsor managed cooperative buildings and who are attending meetings at 14 non-managed coops in the New York metropolitan area. Attend meetings when necessary. Act as Coop Manager for three buildings.

Provide advice about and review of all minutes, compliance with all state, local and federal laws, all correspondence, compliance or non-compliance with union contracts, and all budgets.

Hold bi-monthly meetings with coop managers and monthly meetings with administrative staff.

Review each management contract before renewal and negotiate a fee.

Work with VP of Operations in negotiations with the unions and oil suppliers. Cooperate with many other facets of operations at the coops; such as inspecting the buildings and acting as supervisors of the property managers.

Supervise department filing of all J51 and MCI applications. Handle all resale and refinancing applications for shareholders and distributions of amendments and assists with the collection of the SCRIE payments due to the sponsor. Review all coop refinancings and attend some closings.

Keep current with legal developments that affect various aspects of management and provide expertise in proprietary leases and bylaws of cooperatives.

Attend meetings at non-managed sponsor buildings with an eye toward regaining management.

On a monthly basis, make the decision to burn gas or oil at the dual fuel buildings. Set the fuel price that is used for the coops’ budgets.

Prepare and update various reports including the Coop Management Report, the Non-Managed Buildings Report, and the Boiler Control Systems Report. Oversee departmental reporting of the Director/Officer List, the Shareholder List and the Non-Managing Agent reports.

Provide coaching and development to the Coop / Condo Operations team. Review employee performance, interview and make hiring decisions, manage performance issues, and make compensation recommendations.

Requirements:

• Bachelor’s degree or equivalent combination of education and work experience
• Minimum of 5-10 years experience in Coop and Condo Management in a senior level role
• Minimum of 5 years experience in a people management role
• Extensive experience working with unions and board of directors
• Ability to work closely with coop board members and handle all related issues
• Ability to develop and manage a complicated budget
• Excellent presentation & negotiation skills
• Ability to work independently and to accept responsibility and accountability
